The thing is, it will be free and our first home. We live in an apartment and hate everything about them!! We (husband and I) have no kids and are willing to live in a tiny place for 1 or 2 years, then tear it down and put a manufactured home in it's place. If the termite problem isn't too bad, should we chance it? Will my husband's immune issues suffer? (he has had a double transplant) I really need some advice!!

Your husbands health is more important than a home..isnt it? Termites can be a very expensive thing to deal with if the infestation is bad enough....I have seen entire floors and walls need to be gutted, treated and re-built. A process that can be more expensive than an inexpensive home. Homes should NEVER be built directly on the ground, especially in wooded areas. I also assume it is on a small slab...I hope! LOL. As a banker and someone who deals in RE...I would not recommend this property. Again, why chance your husbands health? If you do want to investigate you can have a termite inspector do an inspection...BUT, BEWARE...they cannot see under floors, in walls, etc...when in a house built like this, would be the biggest problem. You will also have NO legal recourse, if you get the home and an infestation is later found...tread very carefully and really think this through. You maybe looking at a costly expense....if the infestation is large enough. I have seen horrendous infestations. Free is no bargan if it costs a life or further illness..not to mention poss. large expense.

Simple answer: Spend a few hundred dollars on a pest and dry rot inspection. It could save you thousands down the road. If the property has a termite problem, you could spend $10k on an exterminator to etradicate them, they are persistant.

clean and check the place out, it may clean up nicely, a termite inspection is free... so have it done... look for mold, mildew and spongy spots in the floor...
