Is buying a new construction home the same as buying a used home in terms of the negotiation process, etc?

I do not have a contract with a real estate agent, although I do have a real estate agent who has been helping me. I would like to have her guide me through the purchase. Will it cost
me more to use my own real estate agent, as opposed to buying from the builder's representative?

That depends on the builder. Most will offer 3% to a realestate broker bringing a qualified applicant. Most builders have extras in the base price to cover realtor fees, closing costs, home warranty.

The bottom line is that your realestate agent must bring something to the table. She should somehow get you a better deal, lower cosr, a free deck, help in closing. You will have a lawyer at closing to make sure everything is OK, so unless she actually helps she is getting a free ride.

Im a REALTOR. The process is the same in general, there are a few things that differ. One being that most new construction homes aren't "as" negotiable. Most of them go for the asking price if not right on that price. However, many things can be negotiated, everything in the contract can be negotiated. If your a buyer, you will incur NO fees for a REALTOR. So it won't cost you any more or less to use your REALTOR, or the builder's rep. Just make sure its someone thats reputable.
