There is a house I found that I would like to bid on, but it is a bit less than the realtor has it listed for, how do I point out all the things that need repaired/replaced?

No need to point out the flaws to justify your bid. Most real estate markets are quite soft now; plus, in nearly every state, a Realtor has the responsiblity to show your bid to its client, the seller. I recommend putting down a sizable amount of earnest money with your bid to let them know you are serious; be sure to include a statement that the home must pass a home inspection by a certified individual. Be aware that a home could have serious defects that only a professional will be able to find; and if the inspector misses something, they are usually liable and carry insurance for such purposes.
