Every urban legend has some basis in fact. Otherwise they wouldn't have started. It's just the basic story that get's twisted. The old man hitchhiking on the road, has a hook for an arm, no an ax, no a shovel. Same basic story just the details change. But there was at some time some truth to the original story.

Are the urban legends in the movie real? Yes, they are all actual urban legends. However, they are no more factual than the urban mythos of the past. Such as rodents come from unwatched hay piles and you can tell a non-Christian because of their ablity to turn into rats.
