Our house is located in the Denver area. We can't afford to lower the price as it is at the price we need just to break even. I need real answers. My husband and I have three little kids and we currently live in Kansas. The house was on the market without even a real nibble. We were going to rent the place, but that fell through. Can anyone see why I feel desperate?

The house was on the market for six months. we are looking at putting it back on the market after a hiatus of three months.

You need to ACT, not feel desperate. What have you DONE to help it sell? Have you updated the kitchen or bathroom, or the floor coverings? Those three areas will do more to help make you home appealing to the interested buyer. Just feeling desperate will do you, or your house any good.

Look here to see if someone needs to rent a house like yours for a price that would help until you can sell it... often people only need a house for a few months, but it would be worth it to take the pinch off of two house payments: http://denver.craigslist.org/hsw/

The housing market should begin to pick up in the next month or two... so hang in there, list it again, and good luck!

Do not feel desperate.

The market is pretty bad all over.

You did not say how long you have been waiting; but just do what you can to make your home more marketable and just be patient. The right buyer will come along. Have you considered leasing, lease - to own, or the other options?

My mother-in-law is the guru of commerce...she sells puppies, buys and sells houses like they're trading cards..buys cars, sells cars...and I have to tell you she's a marvel to watch.

She would tell you that what you are doing wrong is this...you are selling at the wrong time of year. People buy in the spring. So here it's April, and people are going to start buying more...school is out soon, kids are more mobile, and like that.

Don't give up. Don't get discouraged. Keep praying...and be patient. You'll get what you need. Don't worry. Spring. That's your secret.

There are only two reasons for a house not to sell: 1) it's overpriced,
2) your Realtor is not doing a good job.
I'm a Realtor in California. I know.

My husband is trying to sell his right now also. So at this time we are paying two house notes. The realtor suggested leasing it out until it sells to hlep make the payment. It cost you nothing & realtor will take care of everything.

HAHA to Detroit--I am in Michigan too and can't sell my house either--but have you considered, relisting with another realtor or reducing your selling price?
