what is the lifespan considering no hail damage.

my home was built 4 years ago. 30 years? sounds great!

Well it depends on the area of the country you live in . Extreme heat cooks shingles . You will rarely get the full life out of a shingle . A 20 yr shingle will last an average of 15 yrs sometimes less. A lot depends on the installation , shingle over reroofs dont last as long. Or if underlayment/felt paper was not used that takes years off the life of a shingle.

In your case hopefully they used a 30 yr shingle which should last 25 yrs. I know most states I work in now use a 25 or 30 year shingle on new work . If you have architectural shingles they are probably a 30 year if its a standard 3 tab probably a 20 year shingle

Factors include:
(1) Quality of the shingles (2) Quality of the installation (3) Number of layers of shingles in total (1 layer is ideal but you should never have more than 2) (4) The direction each slope of your roof is facing (west & south get more sun and therefore wear faster) (5) Actual slope of your roof (the steeper the roof, the longer the shingles will last) (6) Condition of the sheathing that the shingles are on, and (7) Type of shingles (I'm assuming you're asking about asphalt shingles).

Typically you can expect 10 years of "hassel-free" life out of average shingles. Depending on the factors above, you can expect to do minor repairs/patching in the 10-15 year range. After 15 years or so, you should probably start budgeting for new shingles. "50-yr (asphalt) shingles" are 'usually' better quality and 'usually' installed more professionally and look better but they're still not going to actually last anywhere near 50 years.

Depends on what shingle are on your roof, but it is generally accepted that most shingle roofs last between 15 to 25 years, assuming no other damage to the shingles.

they come with different life spans. Some go all the way up to 40 years. I'll bet you do not have those. I would guess, you have the 20 year ones. The contractors will save some money here and most people don't think about that when buying a house. They just think it's a new roof, and let it go at that. So now you know. When it's time for a new roof, if you're planning on staying there put on a good long term roof.

15 to 20 years for the older ones, i just put new shingles on and they have a 30 year warranty.
