It's such a big decision. How do you know if it's the right house for you?

First off, there is no such house as "The one".
They all have pros and cons and you need to
make your choice rationally.

If you "fall in love" with a house, it puts you in
a lousy bargaining position.

Regardless of how you feel about the house now,
as soon as you sign on the dotted line, you'll have
some buyer's remorse - the more homework and
rational analysis you do before hand, the less
buyer's remorse you will have after you sign your
offer.

As a buyer, at least right now, you hold all the
cards.

Look at other houses after you find one you
like ... it will put the one you found in perspective.

Be prepared to walk away if the inspector
finds too much wrong with it.

On paper list the things you want and need in a house. Number of bedrooms, bathrooms, good family room, kitchen with what you need, good views. Look at how you live and see if your style of living fits this style of house.

Look at the house and visualize moving in and putting everything away. Where will they go, will it work??

Make another appointment with the Realtor for a longer look and analysis of the house. They get a comfortable check if you buy, so you (who will have the mortgage) need to have plenty of time.

Expect to spend about $500.00 on a home inspector. They will go over all of the house, electric, plumbing, roofing, Heat and A/C, everything. This will warn you in advance as to any serious problems the house might have.

Then list what the house actually has. Does it meet MOST of those requirements? No house will meet every requirement.

I designed and built our house and there are one or two things I would change.

Good Luck and DO NOT RUSH. A mortgage is for 30 years, so be prepared first.

I just remembered something, check local schools for quality
if you already have children, or plan to this is important to know. Are there parks or play grounds nearby? How near is grocery shopping and a gas station (the necessities of life)?
These are things to consider.

The house is 'the one' if you can afford it, can pay for its care and upkeep, and it meets your needs for at least the next three years. No home is ever absolutely perfect, but it can be a great home and a home that makes you happy to own. I have owned 3 homes and each one was 'the one' for that period of my life. Then life changes occur and you need/want a different house that will suit you better. Try to keep your heart out of the decision making as much as possible, because there will always be another house out there that is just as "perfect" in its own way.Good luck.

Make sure you have seen several houses already and have already identified things you want in a house. Ask yourself..do you see yourself living there for many years, can you afford the house, can you see your possible children growing up in the house? I am in the process of buying right now & we are absolutely in love with the house we choose...good luck :o)

I wasn't even looking for a house. I saw this one. It was the only house I have ever looked at. I am happy here. You will know. Don't settle.

You can't have the perfect house, unl ess you build it yourself. Just pick the one with the most attributes. Make a list of them.

my wife and I went to our current house before we moved and we just fell in love with it - it had everything we wanted, we pictured reaising our kids there, and we just knew it was the one
