I rent a house to vacationers in Florida and I am considering adding some new amenities. Which of the following do you think renters look for? Bicycles, Kayak or Canoe (we are on the water), Spa (hot tub), King size bed instead of Queen, Outdoor Kitchen, a supply of soap and spices?

We have: DSL wireless, pool, private dock, portable charcoal grill, cable tv in family room and master bedroom, surround, AC, blow dryers in both baths.

I think Bicycles and King bed upgrade would be the most important
I rent the house in Disney area in Windsor Hills and when I purchased the furniture this was the first thing I did-upgraded for King
It was only $300 more for 2 beds but is now very good selling point.
My management Co is supplying soap so it is not an issue
Crib would be a good addition too

Be aware that the hot tub will increase your insurance rate a little, but maybe not because you already insure the pool (mine has neither). The Kayak and Canoe by A LOT, as they are part of your rental.

Soap and spices? I supply those, I thought they were par for the course.

Outdoor kitchens are becoming very popular in homes, I would add that, especially if you have a nice view.

Can't say about Florida, but in the Smokey's it is a hot tub. Don't know why, it just is.

DVD players are the thing now too.

I would say the king bed for sure and the outdoor kitchen
