I was told i do have a right to access for maintenance but now my neighbour is being awkward and has nailed shut my access point.

By 'their property I assume you mean their garden. If your neighbor says no, and you have nothing legal and binding that permits you access, then you can be successfully prosecuted if you enter their garden, for whatever reason, that does not involve responding to an emergency, such as rescuing them from drowning. You may not enter a persons house without an invitation unless you are a police officer serving a warrant that permits access to their house. You may of course knock on their door and request permission, if you have not been bared from doing so. Failing this you could send a letter of request to them.
You could try getting an arbitrator involved.

You have no rights at all to go on to your neighbours property. The fact that he has nailed shut the access point must say something to you.
Try being polite and ask if you may go onto his property at a time to suite him, then offer him a bottle of wine or a box of biscuits when you have finished, just to say thank you

Go back to the person who told you that you had the right to access the property and let them know what is going on.

do you own your home? did your solicitor tell you that you had access? if so then get back on to him and get the legal proof and sort this neighbour out! if you rent then get on to the landlord! if on the other hand your solicitor failed to inform you of no access then you should have a come back because he is paid to search for details such as this!! i hope this helps, good luck.

in most states it is illegal to built anything within a certain distance of a property lines this includes fences or buildings ...so if you are not past this legal limit and he is go to the people that do permits in your area and talk to them..you might have a way to force him to allow you to do this if he wil not cooperate...where i am from a land owner must not build anything within two feet of any property line without consent of the other property owner..

Check with your local authorities, get something in writing and approach you neighbor asking for his help. If he doesn't, there could always be an accident knocking down his wall. "Oops, I'll fix that as soon as I finish my maintenance. Sorry."

Well, it's his property. He doe's not have to let anyone on it. If you wait long enough, you may be able to return the "favor". Nothing legally you can do though.

Check your deed -it should clearly list any easements to allow you access to your property. It is illegal for the neighbor to block any legal easments.

Try being polite and ask your neighbor if he could help you do the repairs, or if he could suggest a way to do the repairs.

you do have a legal right to go on their land to maintain your property ..speak to citizens advice ..or ring enviromental health
