There's the Bir Tawil territory in between Egypt and Sudan, but even though it's unclaimed, you can't claim it. Here's why:
Egypt agrees to the 1899 border arrangement in which Sudan gets Bir Tawil and Egypt gets a much more valuable piece of land called the Hala'ib Triangle.
But Sudan agrees to the more modern 1902 borders, where Sudan gets the Hala'ib Triangle and Egypt gets the less valuable Bir Tawil land.
So basically you can't claim Bir Tawil, cuz, then, according to either border arrangement, no one gets the much desired Hala'ib Triangle, and neither Egypt nor Sudan would want some random rich guy messing with their Hala'ib dispute. So basically, you need to understand just how complicated modern politics are and why you can't do stuff you could've easily done centuries ago.

There is a country for sale off the coast of England. It's actually an old oil drilling platform in the North Sea. The owner had it declare a sovereign nation decades ago.
It's used as a place to incorporate a business for international status in the UK.

Sure, become a multi-millionaire and buy that little island between Briton and the shores of Normandy, France. You know, that little stretch of sand that thousands of Americans died on? Not to mention, the Canadian, Polish, British, French, etc., etc. Then you can be your own little dictator and do what ever your little mind can contrive. LOL

You can build you own island by dredging up sand and redepositing it. The technology is there. Or, you can launch yourself into space and claim an asteroid.
