I bought a brand new Pulte home with a 12 month warrenty. I noticed some cracks after 3 months, but the Pulte rep that I deal with told me they wait until 11 months to patch cracks because they are normal for a new home, so will just do all of them at once. Well, we have been getting tons of rain here in south Texas and my concern is water will get in these cracks and case all sorts of problems.
Is cracking stucco normal for a new house? Should I hire an independent inspector or engineer to find out if this house has problems? How do I convince Pulte to take me serious and fix the cracks?

No way, thats just a poor job they did. If you mix stucco right and apply it right, there shouldnt be any cracking for a good while. Its either they mixed the stucco wrong or you have a foundation prob. I wouldnt wait anything at all, if you have a warrenty I'd tell them to come scrape the whole house off and hire some pro's since they dont know what their doing. The best way to get Pulte to take you serious is to have someone else come look at your house, like a general contractor or someone else who deals with building houses, and get their input in writting. When you do show it to Pulte and tell them to take you serious or you'll see him in civil court. When they see you got pro's on your side willing to go to court as your witness they'll get on the ball and give you the world.

The Pulte rep is blowing you off. Don't wait. If you have another crack then they can come back. Call the BBB and lodge a complaint with them. Call your mortgage broker too, that house is their collateral and they have an interest in it, and if Pulte won't make it right, they might decide to no longer finance their homes too.

Your rep is a liar. Of course they are willing wait eleven months on a twelve month warranty to effect repairs. I would if I were a crook. MAKE them do it now and extend the warranty, or wait until the eleventh month and treat it as an original issue and extend your warranty then for eight more months.
Some cracking is normal as the structure settles assuming the stucco was properly mixed and set, but it has to be resolved quickly. It is probably cracking because it was improperly mixed( too much water ).

You convince them you are serious by calling them until they resolve your issue to your satisfaction. The customer isn't always right, but they always have to power of money. Call them, get them to commit to a quick response to your request, and have them verify it in writing. If they fail to respond on the appointed date, you have legal recourse. You also have to power to bad mouth them to everyone you know including your realtor, and mortgage lender, and be sure to let them know you will.

It is not unusual to have cracks in stucco in a new house, mostly due to drying (too fast). It can also be a problem with the stucco used (not enough elasticity)
Do not wait 11 months, max 8.

No it should not crack. They will wait 11 months and then screw around for another month, then say you are out of warranty. If you haven't gotten satisfaction from the rep. go above him and do it in writing. If you still don't get action have an independent evaluation. Don't let them wait till the warranty is about to expire.
