The main expense is inventory and then you've got storefront rental costs, insurance, taxes, salaries, permits, advertising, utilities, and more. Might I suggest going to the library and getting a book on writing a business plan. If you cannot make your business profitable on paper and cannot commit the time to writing the plan, in real life the business won't be profitable in real life either. Know your competition (blockbuster, netflix, library, etc) and your potential target market. You may want to consider getting a job in a rental store for a good six months but make it in another part of town so a non-compete clause won't affect you. Don't be afraid to call rental stores and talk to the clerks, owners, etc about the pros and cons of the industry. You don't have to release your intentions of opening a competitive business but just that you are interested in the industry and it's impact and future for a report you are writing. People love to talk about themselves.

If you "perform" the movies by showing them at your store, you will need to pay performance rights.

to sell or rent to customers require no special rights, the distribution rights are by custom paid to the producers prior to the DVDs leaving the factory. that assumes you are dealing in factory produced items and not pirates. many stores that rent DVDs get them before they are available for sale to the public. If you want to do that, then you have to follow the rules of the vendors that provide these special items and they normally want a cut of the rentals in lieu of making you buy the DVD inventory outright.
