Must be within 20 miles of downtown and be nice for families.

Ok, right now we're going to look at apts. in Rancho Bernardo, Tierrasanta, and Mission Valley. Any pros or cons you could say about any of those?

None of the places that you mentioned.

Try more like North Pacific beach, Point Loma, Clairemont, Bay Park, Mission Hills.

Like all things, it depends upon what you are willing to spend. There are some very nice 'burbs just to the north of the city proper along the 405. The closer you are to the water, the more you pay. Mission Valley along the 8 has tons of nice apartments and shopping and amenities. My best suggestion is the area just around SDSU. It is progressive since the area is college oriented. You have a wide range of apartment pricing from the starving college student level, to the trust-fund babies. Good restaurant and other support, and not to far from the major arterial highways. Tends to be a bit warmer in the summer as you are about 8 or 9 miles inland, but the area to your specific question, is nice. If money is no object, look at La Jolla, Pacific Beach, or Del Mar. All of these are within 20 miles.

Forget Mission Valley if you have kids. There are no schools at all, no places to walk to at all and fewer other families. Total car orientation, good for shopping only. Tierrasanta and Mira Mesa are clean and quite boring, if you like that (I don't).
I'd look at the College (SDSU) area. The part of Ocean Beach close to Point Loma, La Mesa, North Park-Morley Field areas.

Tierrasanta is okay. but I'm not sure how affordable it is. Mission Valley is nice, but let me promise you that it is a VERY congested area! That area has recently developed within the past 10yrs and it was not set up for that many people and business (including 2 major malls). During a busy hour or the entire holiday season, you will be stuck at lights without moving for several sets!
Hillcrest-Banker's Hills-Point Loma-Little Italy-Bay Park, are all nice areas.

Try Point Loma, nice quiet older homes...old retired naval money homes...
