It's really based on what you'd like to experience. I asked the same question before, and I got an answer, leading me to the conclusion to get 'The Sims 2: University'.
If you'd like to see different seasons rather than the same sunny-look, then get Seasons. If you're into young-adults, and you'd like the have a fun, college experience get University. And if you'd like to run your own business and manage employees and such, get Open for Business.
I was told to think of the same things, and I ended up getting University and I'm soon going to buy Open for Business, but it's all based on you.

I've only played sims 2 seasons, and sims 2 Open for business. Open for business, is extrememly complicated, for the simple minded A.K.A. Me! Sims 2 seasons has some great weather effects that make it alot of fun. between the two i'd suggest Open For Business!

Sims 2 Seasons is really cool because of the weather and for the gardening, a few more things to do like fishing & ice skating. There is few more careers too.
Sims University is the one I used the least.
Sims 2 OFB is the most challenging in my opinion, it does keep you busy to build up those business.

I have and play all of them.
The Seasons one is the newest and right now I'd have to say it's my favorite one to play. There are several new things that you can do with this game. There are also several features that weren't inculded with the game before. You can actually grow a garden. There is a garden club. The season's really do change there are "plant people" it is very interseting.
I also really liked the college one. You can have teenagers go to college. You choose their major, their dorm. They have to go to class, do assignments, term papers, etc. Eventually they graduate and move back out into the neighborhood. It is very fun.
I wasn't a big fan of open for business I never really did anything with that one so I can't really tell you a whole lot about it.

Well....
Open for buisness from what i heard is the where u gotta start buisnesses and that is hard. University is okay but then it gets boring after a while. I never got seasons, but from wut i heard it is great (sims catch on fire if they are too hot & they freeze when too cold)
i have to go with... Seasons.
Here are the Creatures that Your sims could turn in. (Need an expansion pack):\
Sims 2: Alien (Wierd eyes and Green Skin)
University: Zombie (living undead and they will hate the sims who turned them into this)
Nightlife: Vampire (Good at night because your needs dont drop but in day, watch out.. if exposed to sunlight, the vampire dies)
Open For Buisness: Servo the Robot (Sims cannot turn into robots, but make them. Servos live forever)
Pets: Warewolf (Half Sim Half wolf, hunger drops at night but can train pets easier and could fight burglers. Looks cool)
Seasons: Plantsim (Plant person. Only has Three needs: Sunlight(equal energy), Water(same as hunger), Love(same as social) can make plantsim babies without a husband/wife. Lives are shorter since they skip kid teenager and young adult)

I'm guessing you already have the Sims 2 game and you're getting an expansion pack for it. (as that's what you have listed)
The best expansion pack there I think is open for business. (well it's my favourite)

i have seasons and university, and i like seasons better, university is god but if i had to get 1 i would get seasons its just funner.
