im in the market of buying a home and im not sure what thery are talking about when talking about a single family home and multiple family home.

Single family is a free standing unit on its own property that is intended for one family. Multi- family is a duplex, condo, townhouse, apartment, ect. If you share a wall with a neighbor, its multi-family.

One family is designed for a single family use. Multi-family are designed for for more than one family. They should specify how many families they can accomadate. To verify this information you should go to your local building department and ask for the C.O.s on the property to see what the legal occupancy is for the property. Some may market a single family as a two family because the basement has a separate entrance however if the C.O (Certificate of Occupancy) does not state it then it is not legally a two-family.

A single family home is a lone standing structure. A multi-family is a structure built to house more than one family. (ie a duplex or triple-plex, apartment complex)

Sounds self explanatory to me. Single meaning one, and multi meaning more than one.
Duplex or more Vs having a home where you do not rent out the other side(s)

one is building with one residence, the other is a building with multiple residences such as a duplex or some other complex of living quarters..
