If I am trying to buy my first home in California and also I am a real estate agent, do I need to tell the seller(owner of the home) that I am a real estate agent if I am being my own agent to purchase my own home directly from the seller? Does it matter whether my California real estate license is active, none-active, or expired?

You need to let them know that you are considered to have more knowledge than they do relating to real estate.
Yes let them know that you have, have had, a license.

James- You are a real estate agent in the state of California, you have a duty to disclouse your real estate license.

Disclousure is very simple and most litigation with agents involve non-disclousure issues.

Perhaps you may want to review this with your broker.

Disclose, disclose disclose

if i were you better to discuss first to the seller all matters regarding the said property, i'll stand as an agent first, then if everything's alright , you know all things in that property the next step you should do is ask the seller how much will be the commission rate for you as an agent of their house, and ask them an authority to sell that house with the commission rate indicated for the agent or for you, better specify your name in that authority . if you already had it the next step is paying the said house and at that time you will let them to know that you're the buyer, too. for that you'll have the assurance of having your commission. but better activate your license first for legal purposes.

first of all I do advise itemizing your abode with a Realtor. you like somebody who's working finished time putting forth each and all the efforts that it will take to sell your abode in todays hard industry. it particularly isn't any longer sufficient to place a demonstration on your front backyard and want for somebody to stroll previous. Secondly it saddens me that Realtors are becoming a recognition for being liars by using fact usual we are an marketplace of problematic working, trustworthy human beings. sellers sometime think of the a Realtor is mendacity purely reason it particularly is a Realtor's activity to provide help to be attentive to precisely the way it particularly is. regrettably there are some Realtors who have not seen a commision in months so they have reached the factor the place they are going to say something for a deal to circulate threw. So examine your Realtor in the previous you connect up with them. ultimately it particularly is a hard industry to sell at modern-day by using fact there is maximum of homes on the industry, yet with that mentioned there's a scarcity of high quality homes on the industry. So in the experience that your house is particularly maintained and price wisely you haven't any longer something to rigidity approximately. in actuality, extra homes on the industry will help sell your abode by using fact consumers circulate to each and all the low grade homes and grow to be upset via whats on the industry. quickly after your high quality abode comes on the industry and it creates a frenzy and each and all the consumers who're waiting around for a sturdy abode purely has to have yours. actual sources continues to be an relatively sturdy industry and a valid investment. The industry is purely returning to prevalent after a loopy 5 yrs. wish that helped.

if your license is expired then you are not an agent. Disclosure disclosure is always the best policy
