Besides local advertisement and newspaper, is there a top rated internet site that you would recommend?

I'm a real estate broker, you CAN sell your home on your own IF it's priced right.
Is there a reason you don't want to list it with a company? do you owe too much and can't afford to pay a commission? What is your time line on selling your home? are you trying to avoid foreclosure?
If you live in the city, advertise in the Sunday paper. If you live in a rural area use a newspaper with the largest distribution area and be prepared to have TONS of agents call you to ask for your listing! (they will tell you they have a potential buyer who wants to look at your home! Don't buy into that. if they are truly a buyer's agent, the buyer can pay the agents fee) What type of residence are you trying to sell? In what state?

forsalebyowner.com, fsbo.com, and many others offer services over $500-if you're going to pay that, you may as well list it with an agent and NEGOTIATE the commission, some will go VERY low if the house is $$$$$.

I work in a real estate office (as a receptionist), and I wouldn't recommend selling your house on your own. There is no greater resource for people buying a house than MLS, and if you're doing it on your own, you're not going to have that benefit. You really do get what you pay for, and a real estate agent is there to protect your needs, get you the right price for your house, and sell it quickly. You can always list your house on things like ebay and craig's list and see how it goes, but most people who do that end up coming to an agent eventually.

for sale by owner. com has an MLS ad that costs 623 for 3 m onths where I live....but all you get is the mls ad, none of the handholding, and you still have to pay a buyers agent 3%.
I think fsbo's are best during an irrational real estate period like about 3 years ago in california

biggest thing as stated above by the poster is to get the house listed in the MLS and offer 3% to buyers agent , anything less will not get the re agent interested even try 3.5% to lure the buyers agents to show your place

You can list with Zillow.com and Craig's list....They are free.....Also, your Sunday paper you can run an ad, that's when most people shop for homes....Don't be afraid to sell it yourself, I have done this before....I do recommend hiring an attorney to do your paper work....Mine charged me $250 to look over the contract and set me on the right track....Hope this helps!

I don't recommend doing it on your own it's not about saving money, it's about getting the most you can and staying out of court.
