Your friend has a strong desire for you mother and he is acting in ways that are age and situation wise inappropriate.
Intruding on her life and privacy is wrong and it is encouraging and unhealthy interest too.
I would suggest telling your friend to back off and advising your mother of the nature of the friends feelings.
Such crushes happen but a lot of harm and hurt can result from it. Some words spoken now may prevent a lot of hurt later on.

I wud say its a crush from his side but weird from your side.
As you said he calls her MILF. Its perferctly normal for a guy falling for a woman twice her age.
What I find odd here is that this women happens to eb ur mother and the worst part is u know abt it and somehow promoting him by allowing him to come to your house.
I would say tell your mother also to be aware of his weird fantasies and ethically you should not support him or be friends worth him. Dude, Its you mother!!!

tell him to get lost, coz he obviously doesnt wnat to go to ur house coz of u its coz ur mum, why dont u tell ur mum it might help. He must stay with his own age group, a lot of people fancy their friends parents, i think thatnits wiered but its up 2 them, tell ur mum and work out a plan between u. Hope i helped in any way.

Are you serious? Tell him straight out that it's not acceptable and don't let him come to your house for a while. If he does anything like this again, tell her (she kind of has a right to know if someone is trying to see her naked) and yell at him.
