What is the procedure for creating a "friendly" lease for a garage? A friend of mine is prepared to lease me her garage in exchange for odd jobs, no cash. I've consulted online leasing sites, but their leases all seem to be tailored toward the traditional money for rent concept. Also, with whom would you need to file the lease with? Are there hidden fees, etc ?

Delete money references and specify tasks to be performed in exchange for use of the garage. Be specific.

Your friendly situation will turn ugly quickly if someone does not do the work that the garage owner experts. Everything in writing, signed and notarized. A monetary figure for the rental and a detailed explanation and monetary amount for the clean-up duties, that zeros out seems logical. Your duties should be specifically listed and how they are expected to be done and how often. This covers you in the event your "friend" wants out of the contract. Also specify a length of time for the rental or lease.

Yours will be a custom lease. Use another lease agreement as a template and include what you will leasing in exchange for odd jobs. You can leave out anything you want so it reads the way the two of you agree to. It does not need to be complicated, there are laws in your state that will cover you if you do not include something you think you should. Keep it simple and if you both do what you agreed you won't have any problems. One issue you will want to address is what will happen if something unexpected happens to either of you, what then. Take care.
