I live in PA and my landlord sold the mobile home I live in. He told me 3/25 via phone call he sold it and sent me a letter dated 3/26 stating the same thing. He claims that since he sold the dwelling, he has no real responsibility in terms of giving me time to move out. He said the new owner are taking possession and are "willing to let me have two weeks to find a new place to live". Is this legal? PA tenant law says I have 30 days if i was evicted (because it was before April 1) but he claims that since he sold it, he doesn't have to give me 30 days. He also says the letter he sent me isnt an eviction notice, just a letter telling me he sold the trailer and how long i have to find a new place.

I've been renting month to month. And I have been looking for something when I'm not at work, but I work 12 days in a row and get every other weekend off.

1st your lease goes with the property so if you have a year lease the new landlord would have to honor the lease until it ends, if month to month the new landlord must honor until properly terminated

If you are on a month to month lease the landlord must give you notice that he will be terminating the lease and giving you 30 day notice to move in this case both the new and old landlord must give you 30 days before moving for eviction so as of now you will have to the end of April

also the new landlord is responsible for your SD even if the old landlord did not give it to the new landlord

but in the end you will have to start looking for a new place to live

It doesn't matter that the owner sold the property. It doesn't change the laws of the land. Laws regarding eviction of tenants are usually found in your state's statutes.

Follow the laws not your landlord. If he wants you out, have him send you an official notification.

well, obviously he should have notified you when he decided he wanted to sell. Not after the fact. You would have had adequate time if that had been the case. Some places take longer to sell than others, but really, why stick around and play that game. I would have moved as soon as I found out it was up for sale.
