i informed my landlord on saturday that the boiler wasnt working properly and that i had no hot water. it is now tuesday night and it still isnt fixed. am i entitled to a reduction in rent for this week my son and i havent been able to have a bath or shower and have had to boil the kettle for strip washes which is a bit pathetic for this day and age. i am really annoyed with them and think it is fair to ask to pay less.

tell him if he doesnt get the problem fixed as soon as,you are going to the enviromental health,believe me he wont be long in getting it fixed,and also tell him you are not paying another penny.until it is fixed,good luck.

Ok, you have no hot water, but you do have water. If you notified the LL on Sat. chances are that he couldnt contact a plumber until Monday and schedule a work order. As not having hot water ISNT an emergency (you can boil water) he isnt about to pay for emergency plumbing service on the weekend and its not an emergency because 1. you have water, 2. there are no broken pipes with running water.
Suck it up. Its temporary. Quit being impatient and Call and find out when the plumber will be there. But it doesnt warrent you paying less rent. In fact, if you try it, you will probably find an eviction notice on your door.

I can go one-step further. How can you stop paying rent once and for all - get a Mortgage!

Seriously , you have to remember that you do have rights! I don't know where you reside, but your Landlord 'terms and conditions' will be bound under your local council, Ombudsman or seek 30minutes of advice from a solicitor at no cost.

Call your local tenants rights association. Usually if an item required for "habitability" is not repaired within 72 hours of written notice, you CAN have it done yourself and have the landlord foot the bill. First check that your landlord hasn't already hired someone and is waiting for them to come out, and double check the local laws. I don't want to be responsible for you being evicted for non-payment.

Usually no. Check your tenancy agreement. They usually say something along on the line of 'even if we fail to carry out our side of this contract you must continue to pay us in full'.

Ring your local council and ask to speak to the 'Tenants' Liaison Officer'. All councils have them, they will advise you of your rights for free and if neccessary contact your landlord on your behalf - pointing out that in failing to fix the boiler they've rendered the place unfit for habitation.

you best bet is to turn round and say you are with holding back from paying the rent till the boiler is fixed.. just dont spend the money....he will fix it asap..if he trys to get you to leave then you can report him as it is his job to make sure these things are fixed. you need to stand your ground you do have rights..

but i bet he backs down if ou dont pay the rent, jut tell him he will get it when boiler is fixed,,

Tell them that you are calling out your own plumber and then foot them with the bill.
