everwhere i have seen advertised for free listings of forclosures or hud homes they have always wanted t charge for the info even though it is advertised for free. is there a site that is actually free for these listings?

To avoid a conflict of interest and for better results, the government usually jobs foreclosed sales out to private companies but here are some links that might help in your research

They are free, you just have to know where to look.
for government foreclosures: www.fanniemae.com, www.homesteps.com (Freddie Mac), http://www.homesales.gov/homesales/mainAction.do (HUD, a real estate agent must help you with this site, it is for bidding on HUD,VA homes), www.hud.gov has lots of info about foreclosures.
Bank foreclosures: this is a large area, I know of just a few websites that service these foreclosures. You can do a websearch (they are called REO's. meaning Real Estate Owned), but be aware that you will have to sift through all the pay for info sites. Here are some free ones: www.pasreo.com, www.iasreo.com.
Check you local and city listings for foreclosure notices, they sometimes list the trustee (attorney) who is conducting the sale and they may have a website like this one in Missouri: http://www.southlaw.com/ReportDisclaimer.shtml

It is called supply and demand, where there is a demand there will be a charge.

You can look in your local newspaper they will have limited amount of foreclosures listed.

You can go to the county court house in the county in which you reside. Call first see what the fee is and the cost for each.

You can place an ad in your local paper indicating you are in the market of purchasing foreclosure.

You can work an area of your city placing flyer's out each week or month stating you purchase foreclosures.

There are other ways, but your must be creative and take the necessary action to put your marketing plan in motion.

Good question, but in my experience I have never seen listing for home foreclosures or IRS auctions for free. You often and to pay at some point with places that claim to be free. I honestly hope I'm wrong. I'd like to know too.

They are free if you visit your county sheriff's website. They will have a free list of property sales and foreclosures up for auction. If they don't have it on-line (most of them do) call them and ask them for a free list.
