I would strongly recommend not investing in Chelsea. One of my best friend's brother in law owns a business there, and I could tell you horror stories for pages. They keep it because it is very profitable but they have had many crime problems, keep a locked door with bars on everything, and are armed. They are seriously thinking of selling, despite the income, due to safety concerns there.
It would be bad enough if you had to rent th
ere due to financial reasons, but if you are going to invest, don't you want it to be in an area that will experience economic growth? At least some of the other lessor socioeconomic areas are working towards cleaning up their towns. Chelsea has consistantly remained in the state it is now, with no positive plans on the horizon. I think investing in where you live is very smart, but don't you want to put that money into an area that will eventually turn a profit for you, and maybe help you get into a nicer area? And of course I would think you would want to live in a safe area and not live in fear.
I'd strongly suggest in looking into something like Quincy, where there are some very nice parts and some affordable parts. But even in those areas they are relatively safe, people are trying to make nice homes with what they have, and the town in general is trying to be universally nice.
If you go to Realtor.com, when you look up a property in an area, you can pull up stats on that town for crime and school ratings. That might be useful in seeing crime rates and if they are going down etc.
I answered even though I don't live there, but am familiar with it. Hope this helps somewhat.
Hate posting info w/out being sure it's accurate so went to double check crime stats. Couldn't find the link on Realtor but found this site;
http://www.homesurfer.com/crimereports/view/crime_report.cfm?state=MA&area=Chelsea
In a nutshell;
The HomeSurfer crime rating for Chelsea, Massachusetts is 0.4 out of a possible 5 total points. And if that isn't bad enough, they list Chelsea as the town with the #2 worst crime in the entire state of MA :(
Is that a place you want to live and invest in??? I sure wouldn't.

Chelsea, for some reason, has a bad reputation that it really just can't shake. Years (and probably more like decades) it was a high crime, low income area. Now that is not the case. Houses are nice, and yet affordable. It has easy access to the city via public transit or highway. The high school was just done over, making way to a great new school system. There are LOTS of places for great dining. It is a large ethnic area, so you can get a feel for a lot of different things. It is also right on the water, so you can see ships and product coming in and out of the harbor. I lived there for about 2 years a while back, and never felt as if I was not safe. It is, of course, a city. So you would need to use some common sense- lock your doors, don't let small children play out side alone, etc. But this would be no different than other areas you mentioned such as Somerville.

I like that everything is walking distance in Chelsea and Boston is so close, it's just a few minute bus ride and you never have to wait long for a bus, buses are very frequent here; there's also a commuter rail. Public transportation is one of the best in the country. The silver line is coming to Chelsea and also the FBI is about to build their headquarters in Chelsea so I'd say that if you buy property in Chelsea, the value is only going to to go up Chelsea once all that happens after the silver line and FBI headquarters arrive.

Boston has an abundant record and a varied neighbourhood; it has a heritage of arts, culture, and knowledge; Boston has anything for anyone so discover what Boston may provide you with with hotelbye . The three-mile Freedom Trail brings you past - and into - 16 of the city's principal historical monuments and sites. It's easy to follow, by the type of red stones in the pavement and by footprints at street crossings. The path may get you to Old Granary Burying Ground wherever Paul Revere, Samuel Adams, and John Hancock are hidden; may take you to King's Chapel Burying Ground, the Boston's oldest cemetery; Old South Meeting House where in actuality the calling speeches of patriots spawned the Boston Tea Party and the Old State House, Boston's oldest community building and the website of the Boston Massacre.

The bad comments about Chelsea are vastly overdrawn. It is basically a relatively safe place, but suffered from a good deal of political corruption until about 25 years ago when the State put it into receivership and cleaned it up. A good proportion - but still minority - of Chelseaites (or is it "Chealseans?") are southeast Asian and central American immigrants so the place has some great family ethnic restaurants. There are no real slummy rundown neighborhoods but for some reason the ethnic mix has vet to translate into a vibrant, bazaar-like old downtown as such has spurred in other American cities. Parts of Chelsea have yuppified somewhat, and there are vistas of streets of victorian architecture looking over the harbor that will remind somewhat of San Francisco. Chelsea is extraordinarily commuter-convenient; both busses and trains, and the expressway bridge, speed one into downtown Boston within just a few minutes.

You should of invested my friend. The housing market here is sky rocketing. People are buying up all the land because of the insane growth of the city. Luxury condos are being built all around. Several large chain hotels are being built there along with their already standing hotels. The house my parents own there they bought for 100,000. It s worth 400,000.
