Can anyone give me some general tips or websites on what to look for and do when buying my first home?I would like to have the house inspected. Is that something I can get the seller to pay for? Would the realtor set that up?

You always want to have an inspection at your expense. Around 300.00 should cover it. You do not want the seller to have it because they would chose the inspector and who knows who they may hire. Its the best 300 you will ever spend. You will be able to save that and then some with the problems they may find. Also I offer all my clients a inspection reimbursement at the closing, ask your Realtor if they would do something like this for you. I am sure they will do get the deal done and make their 3% commission. The Realtor will most likely give you names of 3-4 companies to choose from, and you will call and set up the day and time that fits your schedule.

If the home you are looking at is more than 15 years old I would opt for a home inspection even if you have to pay for it yourself. If you know anyone in the construction trades have them take a look at the house. Often this is free advice and they may see things that you would overlook. Attend the home inspection yourself if possible. You might ask questions that will be insightful. Also they tend spend more time on things if you're present. Make sure your offer is pending inspection. You may want to go back to negotiations if you find things wrong with the house. The realtor can give you references for home inspectors. If they have one that they work with often give them a call. Othewise look in the phone book. Rates do vary so call around if it seems really high. In my area it runs about $2-300 for a home inspection.

They will often save you way more then that if you end up purchasing a house that will be in need of major repair within 2 years.

Your realtor can give you step-by-step instructions. Once you find a house, the next step is to put in a bid for it. AN inspection is usually up to the buyer, and is a worthy investment.
