It is really a comment. I just want to say that if anyone is interested in selling a house make sure you tell your listing agent to give the address and price of your property because it is very annoying to call to ask information about a particular property and these agents want to get all your information. Agents you are really potentially missing an oppurtunity to sell a property by not listing price and location. There are times I look in the paper and there isn't even a city listed. I will not look at properties without an address or price. I also don't think you need to have two agents involved. It is in the buyer's benefit to have same agent because they will really try to advocate on the buyer's behalf so they can get bigger commissions. It is all about the money.

I have to agree with Amdrmgirl. Depending on the person of course. The best Real Estate agents don't care about the money. For them that is *nodding at Amdrmgirl* the "icing on the cake". The reward is knowing that you have succeeded on the best possible outcomes for both your clients.
Being the middle man isn't easy. Sadly, some realtors do the wrong thing thus making the others look the same and creating a bad name....
Anyway...I ramble.

1. When listing a property the Vendor has every right to have their address hidden from view. 9 times out of 10 the property being sold is the property they are living in, thus the need for privacy. Would you want a thief arriving at your house in the middle of the night because they have the exact address of your house?
2. Agents will take you details to follow you up. A good agent sources and follows up on all leads. If you don't follow up you can miss a sale. If you don't have these interested parties details how do you follow up?
3. There are a number of reasons why a price isn't advertised. This includes a sale by Negotiation, Auction (a reserve price isn't set on this type of sale until the Auction Day), there may be a price range that the vendor is interested in getting an offer in. Agents aren't missing sales because interested parties will call to get more information. The ad is what should be selling the property, the price and address come next.
4. I disagree wholeheartedly with your comments regarding Agents and their push for higher commissions. In most cases there aren't two agents involved. The Vendor's employed agent agrees on a set percentage of the advertised sale price BEFORE advertising. It is up to the buyer to decide whether they want to pay a buyer's agent fee or not. It is up to the buyer to know that they have the funds to buy in this price bracket and not make an offer if they cannot afford it.

I hope if you have had a bad experience with an agent that it doesn't cloud your judgement when speaking with other people. Please remember that we are all human, we have rules that we DO abide by, and if one person makes a bad name for us we are not all the same!!

I cannot imagine running an ad on a property without giving the asking price...that would truly be wasting $$ as few buyers would call on the ad. Usually the sellers don't want an agent to list the location because they don't want people knocking on their door..thieves included.The listing agent is working for the seller so if I were a buyer, I'd want my own agent working as a "buyer's agent". Some companies specialize in buyer agency but most agents will work for you and get their fee from the selling agent. By the way, it is not always "about the money". I enjoy my work and love helping customers find the right home. The money is just the "frosting on the cake."

I always put the address and price, it is a waste of my time to have people calling me about a home in an area they do not like, or a price they cannot afford. Plus as a Realtor i always recommend that a buyer gets a buyers agent, It is in their best interest. Also, its not all about the money, there is so much money made in this business, i could care less if i have to split the commission. Its about making customers happy and their dreams come true. Yes there are agents all about the money, but they are the ones who are struggling to pay their own bills. Find a top producer in your area, and you will see its about helping the client. That's why they are top producers. The ones all about the money all fall by the wayside. People realize they are shady and discontinue to use them. Find a good agent and you will see the difference.
