I am in the process of buying a new home and I found out that they placed the AC unit in the wrong place. It was supposed to be on the side of the house, but they put it in the backyard next to the kitchen window. They did this because they didnt have enough room on the side of the house because of the wall. They say that zoning does not allow them to extend the wall. they want to know if we still want the house and may offer compensation. What are my options???

There's nothing they can do to change the situation now. Take the compensation. It's better than starting over again. The kitchen window won't be open when the A/C is running anyway.

Check with the local zoning authority, get a feel for how hard it would be to get a variance. It may be impossible, it may be unnecessary for an AC unit. You need to know the facts behind their decision, whether they are right or were in error.

If they are right, then look at the decision honestly and see whethere they did the best possible, and whether or not you'd have done the same. I suspect that the AC unit is as well off where it is than where the plans put it, maybe better if it was going to crowd your side yard.

If they are not, get the variance and tell them to put it where it was supposed to be.

If the zoning rules don't allow it on the side there's little that you can do. Take any compensation that they offer and be done with it.

If that's the only problem count your blessings. I would take any compensation offered, and move forward with the deal.
