Your question involves "honesty."

Keeping this in mind, I believe MOST "agents" are honest. The news letter that DRE publishes reminds most that "big brother" is watching. There are so many names on that list, yet it seems never ending. Given the number of representatives in the sales industry, the violators are miniscule. By nature, many agents (with Realtors it's an added *) are predisposed to earn money, but so are 99.999% of the working population. Enough 9's?

The enticement of FSBO's has nothing to do with a question of integrity, rather it's a question of an Ebay mentality which is completely normal: the best buy for the dollar.

Agents need to explore ALL options of earning to adjust to an ever increasing "informed" buyer/seller. There are many more earning opportunities for a Realtor/Agent than selling or buying (as you more than likely already know).

Yes I do.
I am an agent who treats all my clients as if they were my mother or sister. I know an honest Realtor is perceived to be a rare find, but they are out there. Use a top producer in your area, and you will see what i mean. You become a top producer by getting referrals, and dis honest Realtors do not get referrals. They grab a deal here and there to keep afloat, but the top ones are always getting referrals. Would you refer someone to a Realtor you didn't like? No, and nobody else would either, so find your self a top producer, and you will 95% of the time find a honest Realtor.

I am in the middle of a transaction that is falling apart and I believe that I have received bad advice from a realtor. This was as the whole lending business was being shaken up. Instead of walking away with our earnest money using the finance contingency, the realtor pushed us to find another loan and extend the closing date, but with the forfiture of the earnest money. Well, now the third loan has fallen apart and the realtor is pushing us to continue to find financing from family, which I am not comfortable doing. Our first home purchase went great, but now we are dealing with a much larger transaction in an investment situation. So, no-I don't trust realtors any more. They are greedy for their commissions and for the most part don't have their client's best interests in mind. The irony is, my dad is even in real estate. I doubt that he would pull the sh*t that this guy has on me. To continue the drama, he has encouraged me to be pushy and rude to the finance person that HE recommended! He also wanted me to sell my home at a increased commission, resulting in a possible loss so that it would get more attention from buyers' agents. I am pretty pissed at him and the whole situation.

I have a real estate license but do not practice general real estate.
I don't trust Realtors at all. There is such a built in conflict of interest. Sometimes the best advice anyone can give you is, "don't buy this place because......." But if a Realtor tells you that, they're out a commission.
It's a terribly flawed system.

yes and no. having been a realtor I know most did not obey their fiduciary duty as I saw it. For example if a lease option would be the best option for a client I have yet to see a realtor suggest it as viable because they dont get paid for a year or so. I believe 95% of realtors are agents of their wallet before they are agents of their clients. I currently have a realtor selling a home for me that I trust because he is willing to buy and sell with me for just 3% if he represents buyer and seller. This equalls twice the work for the same ammount of pay. If you are looking for an agent find one who actually contacts their buyers after the closing.

I generally don't trust Realtors, and as an investor, I rely on myself to find my own properties, via FSBO or foreclosure auctions....When I go to sell the properties I purchase, I do a FSBO, I find I can sell them as fast as any agent, and I usually get asking price....

In the beginning, I tried working with Realtors, as an investor in residential real estate, but NONE ever found the deals for me, their attitude was, if they find a good deal, they will buy it themselves, some have even told me!

My own property, which I was willing to pay market value, I ended up finding it myself, and I still had to pay an agent because I had a contract with him....I just think some are lazy or don't really care.....But thats me, maybe someone has had better experience....

Realtors can both be good and bad. In my opinion though I never trust anything they say and verify all the information they offer on a property. There are many bad real estate agencies that pull bait and switch with properties on their website, only show you certain properties in the neighborhood, overestimate the value of properties, do not give truthful info on the property etc. The list goes on and on. I work with realtors day in and day out; and it is a real hit or miss with them.

No. I will give you my example: When I was looking for a home and found one (on my own), I contacted the realtor who claimed to be a specialist for the neighbhorhood I was buying in to represent me. I asked him how the schools were in the that area and he told me he didn't know. What crap! Of course he knew, he just didn't want to say the schools were terrible because he thought it'd kill the deal. Well, how can you trust the self-professed "expert" on the neighborhood you are looking at if he flat out lies about something so basic?

I would like to think i could trust realters, but i know they work on commission and i know from experience, i.e. work- i could not always trust my colleagues. I found them to be very dishonest with their customers, just to make a sale. while I myself, wanted to give 110% and make my customers happy even if i have to make sacrifices referring them elsewhere, if i did not have the product they were looking for. I could never lie and sale a customer something that is not suitable for that individual. So the answer to your question is ...... Yes , after meeting and working with a Realtor and finding inner peace.

After reading Neil Jenman's 'Real Estate Mistakes' ...hell no..
he plays realtors out to be the most scavenging, money stealing, dishonest people that are out there.
