first answer
(4n^2 + 1) can also be expanded as

(4n+1)^2 - (2*4n*1)

it is like a^2+ b^2=(a+b)^2 - 2ab

so we can say that;
4n^2 + 1

equals to
(4n+1)^2 - (2*4n*1)

it also equals to 8n +1/2
