If you are looking for diversity, I would avoid Addison and Plano. Both of these areas are very trendy and new, but it's not very diverse.

Uptown and West Village are THE places to live in Dallas. This is where the "old money" of Dallas is. It's near downtown and the arts district, so it has great culture and lots of diverse restaurants, galleries, shopping, movie houses, etc. This area is a little older and more settled in its identity, so you really have a great mix of backgrounds.

That would be the Oak Cliff aera of Dallas. If you want the yuppies w/o diversity and the deep pockets....two words....HIGHLAND PARK! Unlike the jerks before this reply, Plano and Addison are very diverse despite misguided non-residents and disgruntled residents. to recap: Diverse with a touch of yuppie: N. Oak Cliff, The arts district downtown Dallas, Lake Highlands, SE and NW Plano, and NW Addison. Stay away from HIGHLAND PARK. We dont call it the "bubble" for nothing!

East Dallas fills the bill, particularly the Lakewood area but also Lake Highlands. Lakewood has some cool apartments near White Rock Lake. Both have a few "Urban Pioneer" areas but are mostly neat older homes or teardowns. Also the "M" streets off Greenville Avenue. North Oak Cliff also meets your needs - same kind of environment in the areas off of Sylvan ave. and Colorado.

Up town by far. Addison is very dominate one color and Plano is even more so. The further you move from downtown, the closer you move to the Texas country. I would stick to just North of downtown for sure.
