So far i am receiving some great answers to my questions. this is along the same lines but more detailed!
I have a dance studio that is letting me host an art gallary!
What should i ask them about restrictions? eg: how many holes can i put on the wall. is your building allowed to have wine drunk there? and i'm sure i'm forgetting to ask about a dozen more questions. Any ideas

I will say touching and painting walls, the liquor factor, schedule-hours and so on are very important but they also have a responsibility towards you and the work presented. Ask about security, opening hours, illumination, maintenance, parking, toilets and if they could collaborate directly with advertising or other costs like food. If you are planning to sale the pieces think about a commission for them. Talk about it and let them rise the issue, then offer your percentage. Try to find out if there is any kind of themes that might be found offensive or inconvenient (nudes?, homosexuality?) so you know in advance and don't get surprises later. Good luck!

I'm sure glad you elaborated on your question because I was going to answer by saying this; I wouldn't ask a building anything because it has no brain.
I would most definately ask about the restrictions, etc. The last thing you want to do is damage the place, be responsible for the repairs when they never gave you specifics in the first place.

You should ask about lighting, if their lighting isn't suitable. Ask whether you can have food and drink at all (likely you will not be able to serve wine) and in which rooms. Ask about the maximum occupancy and pay attention to it. Ask about closing up or alarms if you'll be doing it without someone from the studio in attendance. Ask when you can come in to set up, too.
