That's a great deal, but if you offer too great of a deal then, yes, people will think that there is a catch. But where are you advertising this promotion?
I work for a register tape advertising company that works with 10,000 stores in the US, Canada and the UK, and I have a realtor client who is advertising a promotion where he will give $500 to anybody who gives him a referral resulting in a house purchase or sale. He has the whole town trying to sell houses for him!

It is possible. What you need to do is clarify where they are going to save the 3,000. Is it coming off the closing costs with a lender you work with, or is it coming off the points you are charging the client? Include more information, and a "mention this ad for.." clause. Also, it helps if you list in the advertising any of the other properties you have listed and or sold in the surrounding area. Testimonials are a godd idea, too.

The offer and the presentation must be right be get someone to bite. I suspect the delivery is off.
I am a mortgage lender that does a lot of refinances as well as purchases. When my people tell someone that they will save $1000 per month they seldom buy. When they are told they will save $500 per month AND cut their term by 7 years, they rush to get their paperwork in.
They are getting the same deal, just delivered in a different format. By the way, once they "buy", we offer the alternative choice and many take the lower payments.

I think right now, buyers are very unsure of buying, and sellers are thinking they will lose money, so I think that is what is causing you to not get any calls.
