I'd like to finance and buy a piece of land that would be a great country setting for a home, stream, near lake, flat, some trees, near roads, etc. In an area with no risk for tornadoes. I'd like to spend from $10-$13k and make double profit. Does anyone have any suggestions? (people, places, etc) Thanks.

you can make double profit in maybe 20 years in most areas, but i guess you mean a 100% capital appreciation (you invest 13k, and can sell for 26k) in a shorter period of time, maybe a few months.

sorry, for that to happen, you have to be very lucky, and from what i have heard, even buffet doesnt have that kind of luck.

unless you get a buyer who is willing to buy land from you at the price you mention (maybe elvis lived there, or the martians landed there for tea).

on a realistic level, you can get higher returns on your real estate investment in emerging areas. panama would be one. dubai would be another. goa would be the third. but you would still need to invest more than just $13k to be able to buy something.

however with a smaller corpus, you can still be a part of the real estate story - look at REIT or stocks of real estate companies. and if you think you have the luck that you can sell something at a good price, be an agent instead of actually buying the asset.

some state have laws now where if you buy a home you will have to wait 6months to a year before you can sell, it might be the same with land

Your investment goals just don't seem realistic. If it was that easy, everyone would be doing it.
