You didn't mention if price is important. The Avalon is right outside Kenmore Sq. The one that pops to mind as walking distance (less than a mile) and a good mix of price and location is the Holiday Inn on Beacon St in Brookline. There's also a Courtyard by Marriott not far from that that's pretty new so haven't heard much about it. There are other hotels that are technically walking distance more in town, but if you are going to walk the direction I gave is a safer one. If the T will still be running you could consider those. (some are listed above). The Hotel Commonweath is probably technically the closest in the other direction, but not my fav hotel to suggest (generally pricey and nothing special IMHO).
Too bad BU took over the Howard Johnson's right there. The T is really easy to ride BUT keep in mind it stops running rather early, so depending on what concert you are going to, and if you are planning to stay late or go out after, you'll have to take cab back. You can double check the times at MBTA.com, but last train when I lived in town used to be about 1 am. You can also download/look at a map for where the T goes so you can familiarize yourself with it and know where you are going. And people are pretty helpful here if you ask for directions so long as you know where you want to go, you shouldn't have too hard a time finding your way. Truthfully driving is the most confusing in Boston!!
But aside from that the T is one of the easiest ways to get around the city, stops just about everywhere, and is very user friendly. Hope you'll be in town long enough to check out more of Boston than the Avalon....fun town! If you need some suggestions just ask.
Don't suppose it's the Taylor Hicks concert that's coming up? If so I'll be there too :)
ETA...Hank needs to run Mapquest or drive through Boston!!! The Brookline Holiday Inn is 1 mile from Fenway which is next door to the Avalon!!! So if it takes you an hour to walk a mile, you could take a cab lololol. Plus the Cleveland Circle Green line goes right past it. AND since Kenmore Sq is on the Green line, that would be the one you want to take. ::::Rolls eyes::::: maybe I was wrong about people being able to give you easy advice here lol. And I don't know about anyone else, but I didn't suggest anyplace that I thought was too dumpy and that I wouldn't stay at. Tried to send you to a close/decent place.

I am so surprised no prior Answerer mentioned the Buckminster Hotel, an older hotel now being renovated, right at Kenmore Square (a block from the luxury Commonwealth and actually closer to the Avalon). There is also the 463 Beacon Street Guesthouse.
There is also The Children Best Western Inn, about a 20 minute walk (2 subway stations) which is closer than the Brookline Holiday Inn suggested by FineWhin.... Also, do not neglect checking out B&Bs, several of which are also located on or near Beacon Street in Brookline (which hppens to be served by a T train line).
As for the trains: yes, it is an easy system to learn.
But if you have a choice between the Green Line and Orange Line (they run parallel no more than a couple of blocks apart from North Station to Museum of Fine Arts) always take the Orange which is much faster and almost always less crowded.

The nearest hotel will be Hotel Commonwealth...just a 5 mins walk from Lansdowne Street.
Other Hotels will be
Sheraton Boston
Copley Square Hotel
Marriot Copley place
Marriott Courtyard (near Boylston Street)
The Westin Hotel
Fairmont Copley Hotel
You could walk from all these hotels if the weather is good, but they are all about 3/4 train stops away (on the Green Line) from Lansdowne Street/Fenway.
Since you've never been to Boston, I will tell you that Boston has one of the best, if not the best train systems in the country. No matter where you stay in Boston, you are very likely to be near a train station.

The Sheraton Boston is the closest hotel, only 2 mins walk from the Avalon. Cost is expensive though at around $159 per night, however the other nearest hotels are $200 - $400 per night.

If you do a search say on Expedia of hotels, you'll want to see if you can find a hotel in the Fenway/Kenmore Square area. Avalon is located on Lansdowne Street which is one of the streets for Fenway Park.
There are a few cheaper hotels in the area but be advised that you get what you pay for. If you stay within those two areas I mentioned, you'll have easy access to public tranportation and the "T" (its our subway).

the subway (the 't') is easy to get around. the hotel commonweath is like a 5 min walk from avalon. if there aren't any rooms there, look for something in the copley or hynes convention center...they are 1-2 't' stops away from avalon or about a 15 min walk.
