When should a prospective buyer buy? When will homes start appreciating in value again?

Real Estate is all local. If you find a solid value in a neighborhood you want to live in, don't hesite to buy. Stop looking at your personal residence as an investment and look at it as a place to live. If you are happy with the neighborhood and can afford the payments, why wait?

housing will fall ,, if you can wait the price will come down. If you buy today the value of your new home may fall below what you pay for it. After prices bottom,, it could take years before prices go up any large amount.
But you can find someone out there to give you a more rosy outlook.
I want to buy in Nevada, but I'm waiting....

Depends on what news reports you listen to.

I doubt your thinking of the market in Boston if you live in say Sacremento.

The real question is how is the market locally? - where you can make your money - are you near an urban center which is booming economically? people moving in volumn to get jobs etc? houses being built en masse near you? or are resales the thing.

In my area, we still got lots of land, in Columbia SC on just my side of town they're adding 3500 housing units over the next two years. Which means I'm going to be stuck in traffic forever.
