It is always far worse to mess somebody around, better to have the guts and tell him up front. If you are going to use an excuse, eg there is a fault that means it wouldn't be appropriate to sell without getting it fixed, make sure that it is concrete enough to ensure that he gets the message that he has no chance of being the proud owner, not this week or next or ever.
Actually that sounds like a pretty good excuse?!
