i would like to find the properties listed and go direct to the owner.

if the properties are in the mls then the seller has an agent and mls contract hence you will not be able to make a deal directly with the home owner without paying a commission to seller agent

I have found that RealOne Living has an awesome site for reviewing real estate. There, you will gather the address and submit it to the county website where you will find the owner's name. Now, phone numbers...just might be a challenge.

At least this is a start...maybe you'll uncover a more effective route as you start your journey.

Secondly, many Title Agencies are now enrolling in the MLS service in an effort to assist For Sale By Owner clients. They typically do this to simply add value to their practice and do not charge a fee for helping you access properties to purchase. They are, of course, hopeful that you would use their title services to close your transaction...Since title fees are so competitive, this is a very even trade!

If property is listed with a broker, the owner made an agreement with the broker and cannot just go hehind the brokers back.

If its in mls then the seller is in a contract, going to the owner directly will do you no good,
