well we have fitted a new kitchen and bathroom, check this out with underfloor heating(it's lovely when you get of the bath or the shower your feet are nice and warm) WILL SELL THOUGH?

Quick - mix up a batch of cookies. Time it so one batch is finished and another is in the over when the viewer arrives. The smell of baking will make the house seem friendlier. Another tip, light scented candles. Very important that the house smells nice. My Realtor told me this. Good luck.

well it just depends on the house. if the viewers styles are different than your houses, then probebly not. But if they are close, or the same the ya. 1 thing that I have to add is, how are we suposed to answer this question with out having picture. im not beig rude but it's trure, so maybe if you could post pictures of your house it would help!

'Less is best' - they WILL NOT have the same taste in furnishings/ornaments as you, so hide any clutter and your quirkier decorations.
Flowers and plants are always good, as is a kitchen aroma, such as coffee brewing or bread baking. If you have a dog, cat or pet bird, try to leave them elsewhere while your potential buyers visit.

Yes, make sure it smells lovely, fresh bread is meant to help, so is coffee.
make sure fresh flowers are around, pets are outside, or taken to friends to look after, any children, take them to grandparents or friends(I mean you children)
Also make sure the garden is tidy.
