I have tried everything but they all die of old age before they reach elder!!!

I've found 1 way to help make elders, get ur villagers to master 2 skills, if the villager is a female once she becomes elderly she can not have children but can still kiss and go in doors...... just repeatedly make them kiss, they don't even have to go inside the hut just kiss....... it takes about 15 mins of constant kissing and she will become a master parent and a elder...... alternative if you have an elderly female get the males young as soon as they can reproduce and have them kiss the elderly female repeatedly and they can be a master parent at age 20..........
i know it sounds pretty sick but it works....... i have 7 elders

buy medicine..it will increase their age, so they won't die at 60.
once they become master at one thing, switch them to other field until they become master at that field also..and do that again..you have to watch them, so they won't go back to their previous field
