Of course I will have the home inspected before I purchase..only a fool wouldn't. This home is also listed at various real estates in the area for a higher price. Do you think the owner is listing it to save agent fees?

Looks nice...sounds nice....I couldn't get the slide show to work so I could only see the one picture. I did notice that it says seller is willing to negotiate so negotiate the price a bit lower if you can and take someone with you who is real estate savvy to the closing. For sale by owner ...if you go unrepresented by someone knowledgeable to the closing you could be getting shafted somewhere in the deal.

No home purchase should be made without a home inspection. the septic system needs to be inspected by a pro at least. There are just too many problems that will quickly take the luster off any new home purchase. Also I'm leary about a for sale by owner situation. Perhaps they did overprice and thus the big price reduction. I want a professional at my side for such a big undertaking. Plus a professional may know more about the neighborhood, plans by local government for some big project nearby or other situation you may not want to be involved in........you are probably too young to remember Love Canal in New York.

I have never and will never touch a "for sale by owner" so I didn't look at it. Many people will sell their homes themselves and not use a real estate agent because they know something about the home that they don't want revealed. A real estate agent will see many things and tell the home owner that he needs to have it fixed before putting the home on the market, or that the buyers need to be told about it. A good buyer's agent will make sure that a home inspection is done before a house is bought, and most real estate companies know who the good home inspectors are. They won't use the "shady" ones.

Looks good,sounds great.Go check it out and see.Check furnace,plumbing,electric.Ask how much the monthly payments are for utilities.Bring a good handyman with you.
