I am currently in the Bronx, but am looking for a place to rent/lease for a year in Manhattan, starting Sept/Oct 2007, preferably either in
1. the upper west side or
2. morningside park area,
3. riverside drive. Is it possible to get a 1bedroom apt around 1200-1400 on the west side? (preferably not harlem and not inwood please!)... i would want to stay away from brokers if possible, but what are some good ways to start my search? websites? newspaper ads? i have been looking on craigslist but found nothing there available from W60th to 100th streets! any help or tips would be greatly appreciated!

Just keep checking craigslist. Thing is with craigslist is that you wont find a listing that far in advance. All the apts listed now are probably for april/may or even june move in. Try 2 months before your move in date. Listings expire 7 days after posted on craigslist so landlords are not going to list this far in advance for sept/oct. especially cause their tenants havent let them know they will be leaving in sept/oct yet.

I know you want to be proactive- but there is really no sense in sweating it out trying to look now. A tenant that is leaving in sept/oct will most likely tell the landlord in late july/early august. So be really diligent looking on craigslist during that time- you WILL find something! I got a great 1 1/2 bedroom, rent stabilized at $875 in a great community in bk. There wasnt even a picture listed but i put it on my list of "prospects" anyway because of the price and location and i really lucked out. I needed to move in may so i started looking in march ( i started looking in dec/jan and was making myself crazy- so i decided to cool it til moving time was closer and the listings would be in my time frame)

REALTORS???? Try not to. They hit you with the Brokers fee which is 1 1/2 months rent... YIKES!!

Hope this helped- and happy hunting!! you'll get something!!
PS be ready to give a deposit when you do find one you like! we all know how quickly a great place can slip thru!

you will probable loose $1K a month on identifying to purchase a place and renting it suitable now. Do the mathematics and incorporate all the charges. while you're in basic terms saving $1k/month, will you EVER be waiting to purchase a place in NYC? while you're in basic terms a 300 and sixty 5 days a fashion from going from 10% to twenty%, and you assert $12K/3 hundred and sixty 5 days, then you definately are thinking of procuring for a place that costs $120K? Parking spots value extra effective than that for the duration of a few homes. If the return and forth is properly killing you, sell the vehicle and flow to Hoboken or JC (you will not pay the three.5% city tax to stay there) and purely hire till your earnings gets to the ingredient you've gotten sufficient funds a place.

Online or through a realtor. That would be the best.
