We are all old and or disabled, we have formed a co-op and have pancake breadfasts to help raise $ for attorney fees, etc. towards the purchasing of our mobilehome park. Owner put up a "Proposed Land Use for 100+ new homes and gave all residents a letter to be out by 8/08. If it comes down to us not being able to buy park, how long do I have if I quit paying my rent, before the owner can have me phisicaly removed? I would like to save as much $ as I can, there is no relocation $, and my home is too old to be moved, I moved in a year ago and bought the trailer from the owner of the park. I think he is greedy and trying to get all the $ he can out of us poor folks. I am looking at what my last option will be.

So I get 18months to move I paid cash for the trailer from the owner a year ago all the $ I had saved now I want to save the rent $ for as long as I can to save enough to relocate myself since Im not getting any help, I just want to know HOW MANY MONTHS BEFORE i AM PHYSICALLY REMOVED? Can anyone answer that simple question? Im in Seattle area. From the time I quit paying rent how long do I have?

Two things to think about. One, you are renting the land and you don't have a long time after you stop paying before they can evict you (they'll just hook up your home and tote it to the nearest cornfield). I'm not sure but in Michigan I think it's 60 days. We had a mobile home park in Michigan where the owners wanted to sell the park so condos could be built. A court ruled that it would be a hardship on the current residents since no other park would take the homes (they were all too old). The owners ended up grandfathering everyone who was in the park. They can stay as long as they owned the homes. That was about 15 years ago and that park is still there as a mobile home park. Check with your state offices. In Michigan we have the Michigan Mobile Home commission which governs the parks. You probably have something like that in your state too. Good luck. P.S. Probably not a good idea to stop paying your rent.

You owe rent for everyday that you are a resident at that address. The current owner has the right to serve you with an eviction notice when the rent is past due. They are giving more than enough time to relocate. If you are low income apply for Section 8 Assistance.

You should contact the fair housing unit in your town and they can give you more information about the laws in your town.
