Expireds. Chasing FSBO's is propaganda pushed on Realtors by the Association of Realtors in a desperate and pathetic attempt to increase market share of their services. Your time is better spent going after people who have already indicated a desire to work with an agent (expireds) than trying to convince someone to buy your service, who has made it clear they don't want to use your services (FBSO's).

I have personally had better experiences working with expired listings than FSBO's. I work in a market that is primarily investment and second homes, and has a high concentration of Realtors. Because of the high level of competition, many newer agents are willing to take a listing at an inflated price in hopes that it will sell.
This is a disservice to themselves as well as their clients. Having a home sit on the market for 6 months with little to no exposure is aggravating to a homeowner. If the owners want to sell the home, I try to request a meeting, present them with the facts about the current market conditions and show them exactly why the home was overpriced and did not sell. It's also easier to discuss other factors with expired, such as how the home shows and what can be done to improve that.

FSBO's, I ask thme how much they are selling for, then they usually step back a bit when I offer to buy the house (if its cheaper than market) Then I explain how Realtor listed home gain on average 16% mo0re than FSBO's

FSBOs my agents are trained to walk in to the discussion armed with all the federal, state, county and or municipality ordinances, laws, permits, licensing requirements and state and federal mandated disclosures and they ask how the seller is handling each one and if they know the penalties if not done correctly. Then we move on to marketing and our marketing proposals.

I work more with the FSBO's. They are usually DESPERATE to sell, and once I overcome their fear of high commissions (usually by showing them my value), they are much more approachable when I want them to sign the contract!!
