mix half household bleach with water and add a half cup of good dish soap or a cup of ajax ,,either place in bucket or a sprayer they cost 13 dollars at depot now wet the deck with the water hose,, spay the mxture on or move it around on the wet surface with a broom a five gallon paint bucket is best for the mix with broom, now its bleaching is it sunny and drying fast if so keep a mist of water on it after its on and scrub it some more with the mix ,, across and with the grain of the wood now is it nice and wet good go away for a soda or a drink come back in an hour is it dry is the color bleached out of the mold from the tree or ifs the black mold reddish its working,, hit the bad spots again and leave the remainder of the mix on over night ,now in the morning spray off the soap should look great after a few weeks you may want to spray on some water proofer the cheapest is thomsons a clear finiish on a deck lasts one year a color two so its due for a spray and brush of stain painter 27 years

the best thing I have found to use for a situation like that is a car powerwasher attachment on your garden hose. Also try using a wood sealer that is made for boat use is extra durable... a few coats would work best though. If all else fails, sell the house lol.
