It depends on the people your buying from I'm afraid. It can take months. When I bought my house it didn't have a chain and it still took 2 1/2 months before we got the keys.

Unfortuately the house buying process is still hugely complicated. Just another way to keep lawyers in jobs!

When we bought our first place there was no upward chain, both parties were very keen to exchange quickly but Mortgage Companies and Solicitors just end up slowing the whole process down. It ended up being nearly 4 half months from the point when the offer went it until we exchanged.

really annoying but there is not much you can do - it is usually down to the solicitors snagging things up!

The key is to find a conveyancer that will work on a fixed fee and with a "No Completion, No Fee" clause. This makes them work faster as they get paid quicker and also to work smarter to ensure that the sale goes through!

Hope this helps

Call your solicitor & get him moving on it - it's his job. The vendor's solicitor would have had someone handling his affairs while he's been on holidays so don't just take this silently. April 5th was your closing date and if it's on your offer to purchase and it's been accepted then start making some noise.

It took 8 weeks for me to move into my first house but we had no chain and the house was empty at the time so it was pretty easy. Unfortunately, a lot of waiting time tends to be due to solicitors! Just keep on their backs otherwise it'll take even longer.
