We have been house-hunting for only a month or so but it has been so draining and disappointing. How can we get a good experience AND house out of this? I've looked at almost every house in our price range in our area and I can't seem to find anything! Any house-hunting tips? Thanks!

Much depends on how much time you want to throw at it, and what the neighborhoods are like. My first house-buying experience was trivial: I came to town, stayed in a motel, breakfasted at the restaurant next door, and visited the realty office next to that. Spent an hour looking at books, made a list of 8 houses to see, wrote an offer and a contingent offer, and went back home. Three weeks later we moved in. Subsequent ventures were much more leisurely, as there was no immediate pressure to move. The Internet was invaluable; instead of considering a few dozen houses, we considered hundreds.

When we bought our house a friend of my wife told me that the house would suck ALL our money during the first 2 years. We are going to be in our house for 2 years now and I have to admit that he was right.

Take it easy, take your time, they want to sell more than you want to buy. And keep looking. My wife and me looked for a month, then stopped for some weeks, and back again until we bought our house about 4 months after start looking.

Yes it is but wait and until after you buy there is always something that needs fixed or taken care of think buying one is draining its nothing compared to taking care of one.

Let your realtor know exactly what your looking for...but you ain't seen nothing yet until you see all the paperwork you got to sign when you buy!
