First of all be very careful of the guy offering you a loan at 0.02%. He couldn't even spell correctly. Although that might be a good thing. Maybe he couldn't collect on the loan due to errors.

There are other ways to make money other than saying "Thanks Dad".

I firmly believe that first of all you have to be in the right place at the right time. I have known many other people who have done OK for themselves, but they are still working in their mid 60's. Some didn't recognize the opportunity. Some wee too scared to seize the opportunity. Some Who knows?

I came from a family so poor that we couldn't afford the mud for a mud hut. The vacant field we lived on was condemned. You hear about people who stuffed paper in their shoes, well we didn't have shoes or the paper.

I retired at the age of 50. We built a new house in Phoenix, and a beach place in Naples. I let my sons take over the business so I could travel, most of it in my own plane. I make enough just on interest and investments that I will never have to touch any savings as long as I live.

I could probably do the same for you. I would guess from your question that you are really looking for some get rich quick scheme. Mine doesn't work that way. It would take at least ten years before you would be comfortable.

Hope you can find somebody who can meet your requirements.

Here is how I did it. Perhaps you can do the same. I am worth over $3 million. Did not make it overnight. Took many years. First, I bought a house. An entry level. Nothing fancy. Waited a few years. Pulled cash and bought another. Moved into second and rented the first. Continued to do this and now I have four houses worth between $900k and $2 million. My cash flows pay for all my mortgage - I have no housing expense and I live in a $2 million house. Took me about 20 years. Things things to remember in real estate 1) buy where there are solid employers (eg. hospitals) 2) buy average houses (basic 3br 2 bath) 3) Stay about 60% leveraged or you will get into trouble if market turns 4) it is always a good time to buy - you loose because you sell at the wrong time.

You should talk to an investment advisor. What to do varies by your present assets, income level, age, etc. There is no one size fits all answer.

Fill me in on what you have to work with and where you live and I'll help you out if you're a good listener.
