I have a three level deck about 1200 sq ft total. I need to stain and seal my decks as I believe they never have been (just got the house). I was thinking about purchasing a sprayer to do it since its so much damn deck. I am seeing spots where green spots are forming and mud prints from the dogs are'nt washing off. What are the proper steps and recommended products to do this task? I greatly appreciate it. you can email me if you need me to elaborate.

i am a retired painting supervisor with 45 years in the business and i have looked at the responses so far....correct in some ways....first surf the web for hudson sprayers...they have one that works out pretty well for spraying decks, its a little 2 gal clear job made for this purpose....use a mixture of half water and half beach apply with that sprayer....next, use a water blaster on the entire deck....low to medium pressure, try not to drill a hole in your deck with the water blaster...let dry over night or two nights....next use that same sprayer to apply the stain....stain/sealer must have some pigment in it to last...cedar stain looks the best....the stain/sealer is one product...go to a professional paint store and ask for their best. good luck

Your right about needing a sprayer; go Low Tech, purchase a 2 gallon pump type, plastic, the kind you use to spray weeds with as high pressure is not needed to apply sealent; also, use (rent) a high pressure washer and First clean off the surface as this will bring out that nice wood grain look ; then seal it After it Has Dried Completely; so, wait for a warm dry day and do it all at once. As for stain thats your choice, try pressure washing it first and maybe you will not want to stain it by then as it Might look real good; I would use Thomsons water seal, yes, more expensive but better than other crap as your deck is major bank...$

Also, seal the understide as it is three tier and since you can do it, do it as rot can attack from any angle.

Also consider applying an anti-mold agent with the stain; then seal.

First step rent a power washing and wash the deck with deck cleaning solvent.

After it is clean and has dried a couple days then you can begin to stain and the seal the deck. You will have to keep everyone/everything off the deck for about a week from start to finish.

I dont recommend products because it depends on personal taste. im a behr person myself.

You will want to apply the "cleaner" solution on before you stain it (usually right next to the stains in the store) You might want to invest in a power washer to clean off the mildew and mud (just make sure you use the a lower pressure nozzle so you don't damage the wood)

if the wood is turning dark, id spray it down with a 50-50 mixture of bleach and water. it will bring back the natural color. you might not want to stain it then. but if you do, give it a couple of dats to dry out before staining and sealing. good luck.

Powerwash first...Be careful with the sprayer. We tried it and one tiny gust of wind will blow the stain to whatever is close to it. We managed to get our house and windows sprayed with the lightest wind...

Powerwash it first, then let dry and then use your sprayer to stain it.
