there are as you have seen so many variables, from type of roofing to size, rip off or overlay. my suggestion would be to remove the existing roof 1) this way if there are any problems with the substrate they can be addressed at this time.2) when the roof is done you know what you have. at this point you should also use ice and water shield, and install proper ventilation. this may cost a little more now but can extend the life of the new roof. you can also go th the major roofing vendors on the web and find qualified installers in your area. if you are looking for asphalt try a site like WWW.GAF.COM there you can look at styles available. you may also go to the local roofing supply store like a BRACO supply or a ABC SUPPLY or ALLIED BUILDING they are major roofing supplies stores and they have knowledgeable people who can answer your questions show the latest products to fit your needs and even recommend an installer. i would get 3 bids and check your roofers work out ask for his references. after all this will be an investment into your future. and that's the way you should go about this. pricing may veri from region to region also. and because most roofing materials are apshplat based products well, you see whats going on at the pumps?? roofing will be doing more of thesame this year. and adverage house today is about 20-30 sq of material if i have to but a price tag on a job yes i woudl say your most likey in the $10,000.00 range and up. but that would be a ripping off the old roof plus most likey includes the removal(dumpster fees ect..)

Another thing to consider is if it's going over the existing roof or if it's a tear off. Different cities have different codes on how many roof they will allow. A tear off is a lot more expensive.

the national average for a three tab shingle roof, installed, will run anywhere between $100. and $300. per square.(sq. being a 100 sq.ft. area) you should be wary of the low end bids. chances are they'll use the cheaper quality materials or come at you with a ton of add on charges.

I have a 1350 sq ft home med pitch Home Depot & $11800. Not the cheap or expensive shingle the middle. Said it would be more expensive if there's more than one layer of roof. Better to always rip off the old and replace.

They base their price on square footage and the type of shingles used. My new roof (after hurricane damage) was $12,500. But, I upgraded the materials to better withstand hurricanes.

that's a broad question...
what roofing materials? asphalt based composite? tile? copper? zinc? painted metal? shake (if it's legal in your area)
how big is the house?
what is the roof pitch?
what is the roof style?
what condition is the substructure in?
where are you located?
hire a licensed contractor and request for certificates of insurance listing you and the address as additional insured. this is standard practice in construction and should be no issue. if it is an issue for them, you need to find someone new... there are big warranty issues that can come from a new roof.
average home, average condition, average access... strip old and replace...
low end, maybe 10-12k, high end, 300k+
