It depends on how well it is taken care of. A friend of mine has taken great care of hers and it is 25 years old. My in-laws have one and it is the same year and looks horrible and is drafty, etc. but they have done no upkeep. It all depends on the upkeep they need it just like a regular house!

I'm sure the answer depends greatly on the upkeep. My brother-in-law and his wife lived in their mobile home for about 8 years before moving and renting it out. The tenants then ran the property into the ground. After they moved out, we decided to fix it up again and after about 8 days of hellish labor, it was good as new inside and out.

Depends on when the next tornado comes through? Mobile homes are death traps, hard to heat, the water pipes freeze under them in the winter, and they are a blemish on the landscape!

About how ever long the warranty is.... They are a bad investment, never worth what you paid for them, and depreciate all the time. Bad idea to buy one...
