And I dont really have the best of credit. I am open to about anything but I need to get some information cause I want to get into a home of my own.

go search for "housing finance agency (insert your state here)"

They have classes you can attend, online or in person. They have lenders they work with to get out the grants, subsidies, and just free money that is out there for people who know to ask. Ask them for referrals to lenders, they probably have a list you can download from their website.

The first place to start would be with a Mortgage company that will finance you. As a Real Estate Agent, our first question to any new client is if they have been approved for a loan. You should first figure out what you can afford and apply for a loan accordingly.

While you are awaiting approval, you can research most houses on the market in your area through several websites. Here are some good ones:

http://www.remax.com
http://www.century21.com

On these websites you can look up listings in the area you are looking to live.

On Realtor.com, they have an excellent database on first time buying. This section is called Real Estate 101 - make sure you click on the Buying link.

start by contacting a mortgage co. where a loan officer will let you know how much of a mortgage you qualify for and will also give you an estimate of how much money you will need to buy your home. if you are ok with the info given, look for a real estate agent to help you find the type of home you can buy. i really suggest you have your own agent to represent you instead of calling the number on the sign of everyhome you like. this will save you time and gas!
